A Prime Auction Sale

This property, auctioned by Schrader Auction Company on November 25, 2024, fetched $20,000 per acre—a testament to the value of high-quality farmland in the area. We spoke with Joe Kessie, one of the auction agents on this listing along with Luke Schrader, and he helped paint a picture of all this property has to offer. Comprised of five separate tracts ranging from 6 to 15 acres, the farm offers the flexibility to either maintain the land as a unified farming operation or develop smaller farm sites. Sold to a neighboring land owner, Kessie explained that this property attracted a lot of local attention due to its agricultural capacity. 

Fertile Ground for Farming

Of the 47.5 acres, 44.9 acres are tillable, with a National Commodity Crop Productivity Index (NCCPI) score of 68.5 out of 100. This score emphasizes the land's productivity potential, especially for crops like corn, which has historically been grown on 26 acres of the property. The soil, composed of various loam types, provides excellent conditions for farming.
